IKO Kitchen Remodeling: The Santa Clarita Owner’s Guide

A full IKO kitchen remodel in Santa Clarita typically runs $14,000 to $45,000 installed, depending on cabinet layout, countertop material, and whether you’re moving plumbing or walls. If a specific component failed, like shingles over the kitchen bump-out or water-damaged framing behind cabinets, the repair-only number lands much lower, usually $400 to $2,500. Most homeowners discover the problem when a cabinet corner swells, a backsplash tile pops loose, or a soft spot appears in the ceiling above the cooktop. You don’t need to guess, and you don’t need to tear anything out blind. We’re an independent Santa Clarita contractor, not affiliated with IKO, but we work with IKO-specified roofing and waterproofing materials on kitchen additions, bump-outs, and exterior wall transitions every season.

Which IKO Models This Applies To

A remodeled kitchen with painted cabinets and a farmhouse sink

IKO manufactures asphalt shingles, synthetic underlayments, and waterproofing membranes rather than kitchen cabinets or counters. In a kitchen remodel context, IKO products show up where the kitchen meets the exterior: roof penetrations over range hoods, dormer flashings, sidewall step flashing, and the underlayment beneath a kitchen bump-out roof. Common IKO product lines we see in Santa Clarita homes include Cambridge architectural shingles, Dynasty performance shingles, and ArmourShake composite shakes, plus GoldShield underlayment and StormShield peel-and-stick membranes.

The compatibility gotcha: IKO shingles are dimensionally thicker than a basic three-tab, so the step flashing against a kitchen exterior wall needs a wider vertical leg, usually 4 inches minimum, or water migrates behind the siding and into the wall cavity. If the original installer used 2-inch flashing meant for thinner shingles, that’s your failure point. Check the roof plane next to your kitchen wall from a ladder, never from the roof edge. If you see wavy flashing, rust stains, or shingles that sit proud of the wall plane, write down the shingle brand printed on the wrapper, if visible, or pull one architectural shingle gauge: IKO Cambridge measures roughly 13-1/4 inches wide by 39-3/8 inches long with a 5-7/8 inch exposure. Aftermarket underlayments work fine here, but the membrane against the wall must be a self-sealing, high-temperature product rated for our Santa Clarita summer roof temps, which regularly hit 140°F surface heat in July and August.

Signs Your IKO Kitchen Remodeling Is Failing

  • Water stain on the ceiling above the cooktop or sink. This usually means the roof flashing around the vent hood penetration has separated from the IKO underlayment, letting rainwater track down the pipe chase and pool on the drywall.
  • Cabinet base swelling or delaminating near an exterior wall. Moisture wicking through the wall plate from bad step flashing softens the cabinet toe kick and bottom shelf first. By the time you see the face frame swell, the damage behind is already done.
  • Backsplash tile cracking along the exterior wall plane. The wall is moving, either from moisture expansion or framing settlement. If the crack runs parallel to the counter, suspect water intrusion from the IKO flashing above, not a tile install problem.
  • Musty odor in lower cabinets after rain. Water is getting behind the stucco or siding where the kitchen wall meets the IKO roof plane, then draining into the wall cavity and drying out slowly, or not drying at all in our winter months.
  • Visible daylight or gap at the wall-roof intersection from the backyard. Get on a ladder and look at the step flashing where the kitchen wall meets the shingles. If you see a gap wider than a quarter inch or flashing that’s pulled away from the wall, that’s the entry point. Don’t caulk it and call it fixed; the flashing needs to be re-lapped and re-nailed.

Replacement Cost & What’s Included

An open kitchen and dining area after a remodel

For a full IKO-compatible kitchen remodel in Santa Clarita, plan on $14,000 to $45,000. The low end covers a standard layout with stock or semi-custom cabinets, laminate or basic quartz counters, and no structural changes. The high end includes custom cabinetry, Cambria or Caesarstone surfaces, moving a sink or gas line, and re-flashing the kitchen’s exterior wall-roof connection with IKO-compatible materials. For a kitchen that only needs the failure fixed, like replacing damaged drywall, framing repair, and new IKO-specified flashing, expect $400 to $2,500 for a repair call, depending on how far the water traveled.

Every quote we write is a line-item price in writing before any work starts. You’ll see the flashing cost, the membrane cost, the drywall cost, the paint cost, and the labor broken out. The number on the invoice matches the number you approved. If the repair fails within a year, we come back under our 365-Day Done Right Promise and fix it at no charge. That’s in writing, not a handshake.

DIY or Call Us?

There’s one thing you can safely check yourself, and it takes five minutes. Go outside, stand in the backyard, and look at the wall where your kitchen meets the roof. If the flashing is visibly pulled away, rusted through, or missing nails, you’ve found the leak source and you know what you’re dealing with. That inspection costs nothing and tells us where to start when you call.

What you shouldn’t do is climb onto a steep Santa Clarita roof with a tube of caulk and a putty knife. Kitchen wall-roof intersections are low-slope or have valley transitions where one wrong step puts you on the ground. Water intrusion behind a kitchen wall is also a mold risk; if the drywall is wet, the cavity needs to be opened, dried, and treated, not just painted over. That’s where a mistake turns a $900 flashing repair into a $9,000 mold remediation. If you’re seeing water where it shouldn’t be, call us at (661) 592-1977 and we’ll get a background-checked technician out to look at it.
